View Full Version : Trying to close on a home sale is fucking hell...

this has truly been one of the most maddening times of my life.

the closing date has been moved like 3 times.

it was supposed to be this friday...we are completely packed, about to get the truck rented, have friends and family lined up to help...

then i get a call from the realtor today....
the sellers lawyers really dragged their feet on thier end...and we JUST got the papers in today....it will take at least 4 or 5 days to get it finalized before we can close....

so it will probably be like monday of tuesday....
that's a violation of the contract!!

fucking A...how do they expect us to coordinate time off, truck rentals, moving help, mail delivery, gas/electric shut off....when i can't even get a straight answer on when i can close and move in!!

fuckin realty lawyers!

has anyone else gone through this shit?

welcome to my world... however, on the west coast, we only have realtors -no lawyers involved in the transactions to fuck it up even more... the least amount of people involved, the better...

Maybe instead of whining about it on the internet you should've taken a more active role in pursuing the paperwork and nailing things down, or had the foresight to plan ahead for such routine snags in the real estate market and keep your moving plans flexible.

Just hang in there, that's all I can say. The closing date on my house was June 1st. We ended up closing July 1st.

It was 30 days of frustration.

When Gray and I bought our house, it was pie. Apartment hunting on the other hand...HELL!!

I would have shared this nugget with you before, but figured you'd have researched it: Realtors and the like recommend you do not plan to move until at least 2 weeks after your closing date -- as a cushion for the inevitable moving of the date.

Of course, I, too, learned the hard way. Our date was pushed back twice, for 15 days, total. Ours had to do with the number of refi's and the appraiser fucking up the comps.

My other bet is you will pay $1250 - $2000 in "junk fees" at closing. Things like document prep, transmittal fees, delivery fees, origination fees, application fees etc. And none of it will have been on the "good faith estimate." Do I sound bitter?

i know.
i've already put down $1000 deposit on closing, and paid for the appraisal and inspection ($500+)....by my lender's estimate, that leaves about $3500 left to pay for closing, including the "junk fees" you listed (he itemized them)
but of course, the "actual closing cost" will be more like $4500...

like i just have a few grand sitting around at all times....yeah.

i was told that that the closing cost also includes the lawyer fee.....but i have my doubts.

i think they are ALL full of shit...and are telling me anything i want to hear just so they can get my "virgin homebuyer ass" to the closing table...and then proceed to rape me with $1000+ in extra costs.....figuring i'll be too desparate to walk away and i can just borrow money from mommy or daddy if i'm short or some shit.
it's a legal scam.

Closing costs for me were the easiest - it's the property taxes, sewer bill, water bill, house insurance, etc, etc, etc, that I never had to pay when I was a renter or when I had a sugardaddy that have been the rude awakening for me.

I ended up going to an attorney and paying him $150 (well worth my peace of mind) on three different occaisions just to watch my own agent. Closing on a house is one of the most insane transaction's a person must go through. I feel your pain on this one. I also spent close to $3000 extra on top of all the closing costs for storage and a hotel.

Nothing is ever as it appears and just the littlest thing can set you off during this time. It took a couple of month's before my anger subdued, may yours be considerably less.

we drove by the house. it says "sold" on the sign. the house in now empty and waiting.

she finally called me back this morining.

apparently the Title office still hasn't sent back the new title yet. she hopes the lawyers will recieve it today, and then we can get all the paper work filed and sent to the bank lawyer for approval (by today?).

at this point, she thinks we will close no sooner than wednesday (but i know it will be later).

you're in real estate (though not in NY), can you give me a reasonable estimate on how long bank attorneys take to approve? does wednesday sound like a ridiculous stretch?

also, closing is now 5 days (min) past the established date. how long should i wait before i REALLY start turning into a supreme asshole and start making threats.
my realtor ain't gonna do it, thus i'm gonna have pick up the ball...

this is ridiculous...this obviously is not a priority to anyone other than me.
these realtors, attornies, ect...couldn't give 2 shits....

i'm living out of fucking boxes here.....those fuckin idiots...

well, i can't offer much hope, especially since i bought my house, which was listed and sold through the company i work for and we STILL closed late, but what I can offer is see if you can get some sort of an agreement drawn up where the Sellers will let you at least store some of your stuff in the garage, so you can start moving in... I don't know NY law or anything, but that may be a little less of a burden if you can get that arranged...


sidenote: in the future, if you can buy a place through a real estate company that has the title/escrow company AND lender as affiliated partners, a lot more can get done with this sort of "one stop shopping" than having three separate companies with no ties to the other...

all of these entities are offiliated!
this realtor is using her lawyer and lender (aegis)....i thought this was suppose to guaruntee a quick closing...
guess not.

Seriously, you get a lot more sugar with honey. Just very frankly speak to someone -- your realtor or her boss? -- and ask them what's going on, is this unusual, and should you be worried? I might also call the title company and get their take on it. Otherwise, just be patient.

shit man, my apartment is packed and locked up. it's not even livable....
i'm living at my girlfriends apartment right now, waiting to close and move to our house.
all the old furniture in her house did not belong to her and was picked up by her ex.
the apartment is literally empty except for a mountain of boxes...and her bed in her bedroom. (we bought new furniture, but can't have it delivered till we move).
that is our life at the moment. i leave work...go there and lie on her bed and watch TV till we fall asleep. there is nothing else to do, period. we are living out of packed boxes. eating take out.
just waiting.
going mad.

this weekend was fucking awful.

i can't stand another week of this bullshit.
