the appraisal went through for my house and they appraised it at 45 grand less than what the seller is trying to sell it for. The sellers agreed with it after declining to drop the price when they first heard what the appraisers said. After two weeks of waiting and thinking we lost the house they called back and agreed.

Two weeks for the closing date!

That's brilliant! That's a pretty big difference in valuations...

I'm selling my place at the moment and trying to find somewhere new. I am pickier than I realised. I saw a nice place at the weekend but then decided the chimney breast was in the wrong place in the 2nd bedroom and I don't like front doors on the side of houses.

If I wasn't terrified of being on TV then I'd do Location, Location, Location. And I'd find someway of stealing Kirsty's shoes.

it happens in this country too!

i have a 2 story, 3 bedroom house with full attic and basement and very large front and back yards. we paid 89k for it.

we're scared to move to a bigger city b/c of how little a place we would have compared to what we have now for the money. i can't IMAGINE what our place would go for in NYC.

oh! and CONGRATS ericlee! house buying is SOOO fun!

Man, that sounds so inexpensive.

3 bedroom, 2 bath, tri-level, 1200 sq ft, house, going for around 210-260 around here. All depends on what neighborhood. I have to look for more space, so I'll be in the 300K lot, which isn't all that much of a step up. Maybe a basement for another 50K. Oh well, I'll owe more to the bank.

That's be over a million dollars here.

Yeah, my buddy in Huntington Beach freaks when he sees the prices. I don't see how you guys can even get into a condo out there. You gotta be loaded with cash, or debt. I feel for ya, but when it's -20 here and 70 there, I don't feel so bad.

damn, 40k sounds real damn cheap compared to houses here.

I'm very lucky. A two family house, both floors are three bedrooms, 1 bath, kitchen and dining too with a nice sized living room. A basement and an attic with a tiny fenced in back yard. Costs me 190,000. It's a hundred year old house so, it's not like it's brand new or anything but I like older houses. More character to them.

I've looked at similar houses in the same area and they're going from 400,000-600,000. I'm talking in the same condition and everything.

That's what I would do. The whole foreclosure rage is alive and kicking in Cali. Amazing. Maybe it'll drop some prices for ya. I can't imagine paying off a million$ loan on a 1200 sqft home.

for $700 a month i could own a the house in 10 years.

its an exciting prospect to think that before i am 35 years old i could completely own a house large enough for a normal sized family

although, i've often thought about buying a dilapidated house for 10k via sherrif's sale and spending all the money i saved from it to fix it up myself

House prices here are retarded. If you want anything thats an acceptable commutable distance from the city, you're looking at $450,000 AU as a starting point. For an apartment/small house. If you're lucky.

A friend bought a small two bed apartment in South Yarra for over half a million. Another had her two bed house in Prahran(very small, nothing spectacular) valued at $850,000 before the kitchen & bathroom were redone. Trendy inner city suburbs, yeah, but you're not getting much house for your money.

Rental situation is pretty bananas too.

"Trendy inner city" will jack prices way up around here.

*gratuitous bump*

I sold my flat today for full asking price. I am very pleased seeing as it was done with no marketing and only by the agents allowing about 7 people see it over the past couple of weeks.

Now I just need to find somewhere to move to. :o
