We bought our 2 family house in September, the wife decided that she was the one who would post the ads on craigslist.. Well, we had a few bites for the upstairs apartment that we're renting out but, the rules she was trying to lay down and the price behind it.. Only 2 people came and saw it, asked some questions and we haven't heard from them... This is October. I can't blame my wife for wanting to be a little strict at all..

We have been stuck with the full mortgage since we bought the place, her ad has been run since then. I wanted her to feel like this is her place at home so I never had any problems with what she published for an ad for the apartment.

I told her to let me have a try at this. My first ad was published in the beginning of December. We had one person respond immediately. Only problem, she has a pet and I said in my ad that we won't accept pets. She sent me an email stating that she has very good credit and a secure job and all and if I would be willing to make and exception for pets and I sent her an email back.. Sorry, I can't.

Anyhow, my ad went along for a while with no replies. Who can blame anybody? Holiday season, people are going broke from giving gifts to their loved ones.

So, just yesterday, I submitted my ad again. I woke up to my mobile this morning. I'm on vacation BTW and there was a guy who's interested in my apartment.

I said, yeah, come on and have a look, I'm here all day. He stops by, he asks a few questions, I had the answers. He says he has a roomate and if they can both move in, I said, great, it would help you pay the rent..No probs.

The guy has a very secure job and works close to my place., college grad and his coworker is as well. J

He'll call me tomorrow, hopefully to say he's ready to move in. He already lives about 2 blocks away, paying the same amount of rent- the both of them but the roof leaks and he says my apartment clearly blows his place away.

Wish me luck, guys. If not, well, If you want to rent a great apartment in NY, I'll be your landlord.

From one landlord to another - you'll need it, mate. Hopefully not with this tenant; he might just be lovely and come and go and tend to his own business and never give you a lick of trouble. But if you stay in this game... well, in a few years you'll no doubt have some stories to tell. People are freaks, that's all I can say.

I have a house to rent to, if anyone wants. Shits expensive keeping it empty.
